Camborne and Redruth are twin towns with a mining past buried in the ground beneath every building plot. Former mine shafts, engine house foundations and centuries of mining waste create conditions that catch out contractors who haven't worked the area. RW Groundworks is based in Helston, 14 minutes from Camborne and 17 minutes from Redruth, and we understand what lies beneath these towns because we've dug through it. The Camborne-Pool-Redruth corridor is changing fast. Brownfield regeneration sites around Pool are being redeveloped — the Pool Innovation Centre and Heartlands heritage centre have transformed former mining land into commercial and community space, and housing developments are following. South Crofty mine at Pool has planning for potential reopening, creating renewed interest in the area's infrastructure. Up on the ridge at Carn Brea, residential properties deal with granite substrates and exposed weather. Down in the valleys toward Portreath and North Country, conditions shift to waterlogged clay and alluvial deposits. Every plot here has its own story, and we read the ground before we price the job.

From brownfield site clearance to residential foundations and agricultural groundworks on the surrounding farmland, we cover the full range:

Foul and surface water drainage, soakaways, septic tank connections and mains ties

Strip, trench fill and raft foundations for extensions, new builds and garden rooms
Private roads, farm tracks and access improvements

RW Groundworks operates across Cornwall from our base in Helston. Eight core service areas, all within easy reach of the A30 corridor.
Here are answers to common questions about our Groundworks In Camborne & Redruth.

In most cases, yes. Cornwall Council typically requires a mining risk assessment for planning applications in the Camborne-Redruth area. A Cornish mining search will identify known shafts, adits and workings near your plot. Your solicitor or architect can commission this. We can then use the findings to design appropriate foundations — standard strip footings if the report is clear, or something more substantial if workings are identified nearby.
We stop digging, secure the area, and notify the relevant parties — your structural engineer, building control, and potentially the Coal Authority. It's not common on residential plots that have had a clear mining search, but it does happen on previously undeveloped land. The solution typically involves capping the shaft and designing foundations that span it, or relocating the build footprint. We've dealt with this before and know the process.
On former industrial and mining sites, yes. Arsenic, heavy metals and mine waste can be present in topsoil and subsoil. If your site is on former mining land, a contamination assessment may be required as a planning condition. Remediation can range from removing and replacing a layer of topsoil to more extensive excavation. We handle the physical remediation works — dig out the contaminated material, import clean fill, and dispose of the waste correctly.
Absolutely. The Pool area between Camborne and Redruth has significant brownfield redevelopment activity, from the Heartlands site outward. We handle site clearance, demolition of existing structures, ground preparation and all foundation and drainage work for new builds on previously developed land.
Carn Brea is granite — hard, stable and well-drained, but expensive to excavate through. Foundation trenches on the upper slopes may need breaker work to get to depth. The upside is that granite provides excellent bearing capacity once you're at formation level. Properties lower down the slopes, toward Redruth and Pool, transition to softer clay-based soils that are easier to dig but need more attention to drainage.
