Here are answers to common questions about our Drainage services.

A: It depends on the type of drainage, the length of the run, the depth, and the ground conditions. A simple soakaway might be £1,500 to £3,000. A full foul drainage run for a new build could be £5,000 to £15,000 or more. We provide free quotes based on a site visit so you get an accurate price, not a guess.
A: Most domestic drainage work doesn't need planning permission, but it does need to comply with Building Regulations (Part H). Septic tanks and treatment plants may need an environmental permit or must meet General Binding Rules. We advise on what approvals are needed before any work starts.
A: It depends on the cause. If surface water can't drain away, a French drain or land drain system is usually the answer. If the water table is high, you may need a sump pump system. We assess the ground conditions on site and recommend the right solution — not the most expensive one.
A: A French drain is a linear trench filled with gravel and perforated pipe that intercepts and redirects water along its length. A soakaway is a single pit that collects water and allows it to soak into the surrounding ground. French drains move water, soakaways disperse it. Often you need both — a French drain feeding into a soakaway.
A: A soakaway can be installed in a day. A full foul drainage system for a new build might take a week. Land drainage across a large area could take two to three weeks. We give you a timeline with your quote and stick to it.
A: You are responsible for all private drainage within your property boundary. Shared drains (serving two or more properties) and public sewers are the responsibility of your water company — in Cornwall, that's South West Water. If you're unsure whether a drain is private or shared, we can help you find out.
A: Yes. All new drainage work must comply with Building Regulations Part H. This covers pipe sizes, gradients, depth of cover, access points, and connections to the sewer or treatment system. A Building Control inspection is usually required. We build to regulation and arrange inspections as part of the job.
A: Common signs include standing water in your garden, damp patches on walls, slow-draining sinks or toilets, bad smells from drains, and soggy ground that never dries out.
